Three Houses, and What We Found in Them
Every number below is off the actual job file. Days on site is the real count, including the days it rained, and the surprises column is the part most contractors leave off a portfolio.
A 1961 brick-and-hardboard ranch where the previous owner had painted the siding twice instead of replacing it. We found eleven sheets of soft sheathing along the north elevation, photographed all of it, and repaired it at the rate printed in the contract.
Hail claim on a 2003 subdivision house. We photographed the damage, met the adjuster on the roof, and the approved scope covered the full replacement. Tear-off and install in one day.
The porch was added in 1996 on footings too small for what was sitting on them. We rebuilt it to match the 1927 house, inspected at every stage, and replaced fourteen full-frame windows while the crew was already there.
