Two-story brick home with a new gable roof in Charlotte, North Carolina

Exterior Remodeling in Charlotte, North Carolina

Siding, roofing, windows and porches — on 1960s brick ranches in Sedgefield and on new-build two-stories in Ballantyne. One crew at a time, one project manager, one start date that holds.

The four things people ask before they let us on the property

Straight answers, in the order they usually come up on the phone. If you want a different answer than the one below, we are probably not the right company for the job — and that is a fine outcome for both of us.

What is this going to cost?

You get a fixed written number after a walkaround, not a range over the phone. We have never seen a phone range turn out to be right on an older Charlotte house — what is behind the siding decides the price, and nobody can see that from a driveway. The walkaround takes about 40 minutes and there is no charge for it.

How long will my house be torn apart?

Full-home siding: 5 to 9 working days. A roof: one day, occasionally two. Windows: one day per eight to ten openings. You get the schedule in writing before we order material, and we do not start a second house until yours is closed up.

Can I pay for it over time?

Yes — fixed-rate financing through Hearth, with terms up to 120 months and a soft credit pull that does not affect your score. We will show you the monthly figure next to the fixed price at the walkaround so you are comparing the same two numbers we are.

Who is actually going to be at my house?

Employees and two long-standing subcontractor crews we have used since 2014 — no day labor, no rotating vendors. Your project manager's name and cell number are printed on the contract, and he is the person who answers when you call it.

What we do

Four trades, all of them on the outside of the house. We do not do kitchens, baths or additions — the crews that are good at those are not the crews that are good at this.

Charlotte home with new fiber cement siding and trim
01 / SIDING

Fiber cement, vinyl and cedar replacement

Full tear-off, never a layover. Fiber cement, engineered wood, vinyl, and cedar repair on the older houses where matching an existing profile matters more than a brochure.

  • James Hardie ColorPlus and LP SmartSide, factory-finished
  • Insulated and standard vinyl where the budget or the HOA calls for it
  • Cedar repair and milled matches on pre-1960 houses

02 / ROOFING

Architectural shingle and standing seam metal

Most Charlotte roofs we replace are eighteen to twenty-four years old and failing at the ridge first. One day on site in most cases, and you get photographs of the open deck before anything covers it.

  • GAF Timberline HDZ and Owens Corning Duration architectural shingle
  • Standing seam and exposed-fastener metal
  • Synthetic underlayment, ice and water at valleys and penetrations, new drip edge
Installer caulking the seam on a newly set replacement window
03 / WINDOWS & DOORS

Replacement Windows & Doors

Full-frame and insert replacement in vinyl, fiberglass and clad wood. On a 1958 ranch the original frames are usually why the room is cold, not the glass.

  • Double-hung, casement, slider, picture and bay
  • Full-frame replacement when the existing frames are the problem
  • Insert replacement when the frames are sound and the budget is better spent elsewhere

04 / PORCHES & DECKS

Porches & Decks

Structural work with a permit and an inspection, on houses where the porch is the front of the house and has to look like it was always there.

  • Permits pulled and inspections scheduled by us, in our name
  • Footings dug and inspected before anything is framed
  • Composite, pressure-treated and mahogany decking

The Bellhaven Standard

Four promises. Each one names what we do if we miss it, because a guarantee that does not name a consequence is just a sentence on a website.

We start on the date in your contract

Not the week. The date. Material is on site before the crew is.

If we start late for any reason other than weather or a permit hold: money off the final invoice, applied automatically.

Your property is clean every evening

Debris hauled, beds raked, driveway and lawn magnet-swept before the truck leaves — not just at the end of the job.

Find a nail in your driveway after we have left for the day and we will pay for the tire.

One project manager, named on the contract

His name and cell number are on page one. He walks the job daily and he is the person who calls you with bad news.

If you cannot reach him within four business hours, call the owner's line — it is printed beside his.

Five-year workmanship warranty

On top of the manufacturer warranty, which we register in your name and email to you when the job closes.

We schedule a written reinspection at year two and we call you to set it. You do not have to remember.

Who you are hiring

I hung my first piece of siding for my uncle's company in Gastonia the summer I turned seventeen, and I did not particularly like it. What I did like was the part where somebody's house looked right again and they stood in the yard looking at it.

I started Bellhaven in 2009 with one truck and a subcontractor named Ruben who still runs my siding crew. We have stayed deliberately small — two crews, one job each — because every bad exterior job I have ever been called out to fix was a company running six houses with four crews.

If you call the number on this page during the day, there is a decent chance I answer it myself.

“They found rot the first inspector missed, showed me photographs of it that afternoon, and the price only moved by what the plywood actually cost. That is the whole story.”

Where we work

Bellhaven works across Mecklenburg County and the western half of Union County — Charlotte proper including Dilworth, Myers Park, Sedgefield, Plaza Midwood, Elizabeth, NoDa, Ballantyne, SouthPark, Steele Creek and University City; plus Matthews, Mint Hill, Pineville, Huntersville, Cornelius, Davidson, Waxhaw, Weddington, Indian Trail and Monroe.

We are not a franchise and we do not have a second location. If your house is more than about forty-five minutes from our shop off Monroe Road, we will tell you on the phone and give you the name of somebody closer, because a crew that has to drive an hour each way is a crew that leaves at three.

Questions we get on the phone

If yours isn't here, ask the chat in the corner or just call — the same person answers both.

Will you give me a price over the phone?

No, and be careful with anyone who does. On a house built before about 1990 the price is decided by what is behind the siding — sheathing, framing, flashing, old repairs — and none of that is visible from a driveway. We look at it, then hand you one fixed written number that does not move unless you change the scope.

How long will the job take?

Full-home siding runs 5 to 9 working days. A roof is one day, sometimes two. Windows go about eight to ten openings a day. A porch rebuild is two to three weeks because of footings, inspections and cure time. You get the schedule in writing before we order material.

Do you handle storm damage and insurance claims?

Yes. We photograph everything before we touch it, write the scope the way adjusters expect to read it, and meet your adjuster at the house. We will not pay, waive or rebate your deductible — that is illegal in North Carolina, and any contractor offering it knows that.

What happens if you find rot once the siding is off?

You see it before it gets covered up. We photograph it, text you the pictures the same afternoon, and the repair is billed at the per-sheet and per-linear-foot rate printed in your contract. No renegotiating in the driveway.

Can you match what's already on my house?

Usually. On the older Dilworth and Myers Park houses that means matching an exposure and a profile that nobody stocks any more, which sometimes means milled cedar rather than a catalog product. We tell you at the walkaround whether a true match is possible or whether the honest answer is to redo the whole elevation.

Do I have to be home while you work?

No. Most of our clients are at work. We need access to power and a spigot, and a driveway or street space for the dumpster. Your project manager sends photos at the end of each day so you can see what happened without being there.

Are you licensed and insured?

NC General Contractor license #82471, general liability and workers' comp on every crew including the two subcontractor crews. We email certificates to you or your HOA before the first day — ask when you book, or ask even if you don't think you need to.

How far out are you booking?

Typically two to five weeks depending on the trade and the season. Roofs move faster than siding. If a tarp is the only thing between your house and the weather, say so when you call and we will get out same day.

Do you offer financing?

Yes — fixed-rate financing through Hearth, terms up to 120 months, with a soft credit pull that does not affect your score. We show you the monthly figure next to the fixed price at the walkaround so you are comparing the same two numbers we are.

Do you do kitchens, baths or additions?

No. Only the outside of the house. The crews who are good at interior remodeling are not the crews who are good at this, and pretending otherwise is how both jobs go badly.
