The inspection types are the same — rough-in, insulation, final — but the calendar, the fee schedule, and in some cases the documentation the office wants are different. Well and septic, on some properties

Not every Waxhaw address is on county water and sewer. Some of the older parcels, and a handful of the larger newer lots out past the edge of town, still run on a private well and septic system rather than a municipal connection. That changes two things in a bathroom remodel: adding a second full bath or a larger soaking tub can mean confirming the septic system's rated capacity before we finalize the design, and any plumbing work near a well head has its own required setback that a county-water house never has to think about. We ask about well and septic status on the first call for any Waxhaw or Marvin project, before a single line of the design is drawn, not after.

What we will not do on a well and septic property

• We will not spec a large soaking tub or a second full bath without confirming septic capacity first — that conversation happens before the design, not after.
• We will not run new plumbing near a well head without checking the required setback.
• We will not treat a well and septic property the same as a municipal-utility house in the design phase, even though the construction itself looks similar.
