The Peninsula, and the ranches behind it
Cornelius splits into two fairly different housing stories, and we treat them differently on the first walk-through. Out on The Peninsula and along the water, most of the kitchens we open up are fifteen to twenty-five years old: builder-grade cabinets from the late 1990s and early 2000s, a garden tub in the primary bath that the current owners have never once filled, and enough square footage that the layout usually does not need to change, only the finishes and the storage. A few streets back from the water, in the older grid around downtown Cornelius, the houses run smaller and older, mostly 1960s and 70s ranches and cottages with a single full bath serving three bedrooms and a kitchen sized for a stove and not much else.
The lake houses bring their own list of quirks. Piers and crawl spaces built up to handle the grade down to the water, which is a friendlier setup for moving plumbing than a slab. Decks and screened porches added later that now shade a kitchen window that used to get full sun most of the day. And cabinet boxes that have taken fifteen or twenty years of lake-adjacent humidity and are starting to show it — drawers that no longer close square, which is a wood movement problem more than a hardware problem, and it is one of the first things Renee checks on a Peninsula walk-through.
Humidity is a design decision here, not an afterthought
Being this close to the water means more moisture in the air most months of the year, on top of the general Charlotte-area humidity every house in our service area deals with. In a bathroom remodel that changes two things we build into the plan without being asked: we spec a bath fan sized and vented to the actual room, not the builder-minimum unit that came with the house, and we run it on a humidity-sensing switch rather than trusting anyone to remember to flip it on. In a kitchen, it means we pay attention to how a range hood is ducted — straight out through the wall or roof, not just recirculating back into the room — because a kitchen that vents poorly on The Peninsula will fog a window and soften cabinet finish over a few humid summers. None of this is complicated. It is just a step that gets skipped when a remodeler is working from a generic spec sheet instead of a Lake Norman house.
Permits run through the town of Cornelius, not Mecklenburg County
Cornelius issues and inspects its own building permits, separate from the Mecklenburg County office that handles unincorporated parts of the county and the city of Charlotte itself. That matters for two practical reasons: the plan review turnaround and inspection scheduling run on the town's calendar, not the county's, and the town has its own rules about what is visible from the street or the water in some of the newer Peninsula sections. We pull permits on every project that touches plumbing, electrical, or a structural wall, and we deal directly with the town's inspectors rather than handing that off — it is one of the reasons a signed change order is the only thing that moves a completion date once we have started.
Davidson is next door, and we treat it the same way
A lot of what applies to Cornelius applies just as directly to Davidson, right across the town line — similar lake-adjacent housing stock, similar humidity considerations, a similarly small-town permitting office. If your house happens to sit on the Davidson side of the line, the approach does not change; only the permit desk does.

Yes, that is one of the most common requests we get on The Peninsula. We typically replace it with a curbless or low-curb shower, which also solves the humidity and cleaning problems that a rarely used garden tub tends to create over time.
Does the lake humidity actually affect how you build a kitchen?
It affects range hood venting and bath fan sizing more than most owners expect. We spec ducted venting that runs straight outside, not a recirculating unit, and humidity-sensing fan switches on Cornelius and Peninsula projects as a default, not an upgrade someone has to ask for.
What about houses in Davidson, right next door?
Same approach, different permit desk. Davidson has its own town permitting office, and the housing stock and lake-adjacent humidity considerations are close enough to Cornelius that our design and construction process does not change at all, only which town's inspectors we schedule with.
