Charlotte's red clay is dense and slow to absorb rain, so water that would soak into sandier soil elsewhere tends to sit and travel across the surface here instead. On a flat lot that shows up as a soggy patch that never quite dries between storms. On the sloped lots common in newer Steele Creek and Ballantyne subdivisions, it shows up as sheeting water that runs off a neighbor's yard, down a driveway, or straight at a foundation because the original grading sent it that direction. Belmont and Mount Holly properties near the Catawba, and Tega Cay and Fort Mill lots close to Lake Wylie, deal with an added layer of ambient humidity that keeps clay saturated longer after a rain even where the grade itself is reasonable.
A french drain is a trench packed with drainage stone around a corrugated perforated pipe, sloped gently to carry water to daylight, a dry well, or a storm system rather than letting it pool. We size the pipe and the stone bed to the volume of water the site actually sees, not a standard trench dug the same everywhere. Downspouts often tie into the same system, since roof runoff concentrated at four or five points around a house is usually a bigger contributor to a wet yard than the surrounding clay itself.
